In the past, the Village of Great Neck Plaza had sponsored meetings for representatives of Co-ops and Condominiums in the Village. Due to lack of continued support the program became inactive. It is our intention to revitalize this program and make it better than it had been!

Our objective is to establish a forum, which will provide insight to the people who run these buildings in an effort to enhance their understanding of the laws and regulations that govern our buildings.

Rather than just inviting representatives of the Village Co-ops and Condo to a gripe session, we intend to make these meetings more productive and informative for both the boards and residents. Some meetings will be open for discussion and at other times we will invite guests and experts to speak on subjects of vital interest to the Co-op and Condo community.

The subjects that we would like to cover may include:

• How to permanently reduce real estate taxes that are unjustly high for Co-ops and Condos in Nassau County

• Legal advice on how to limit rentals in Co-ops and Condos as well as legal action that can be taken against unit owners who disregard the by-laws and are delinquent in their maintenance or common charges

• Advice on what constitutes a unit owner's property versus common areas

• Financial advice regarding legal deductions and depreciations that could be saving all buildings substantial amounts of money so that our reserve funds can be put to better use.

Our plan is to meet quarterly at Village Hall. Although sponsored by the Village Board of Trustees this will be an open forum that does not have to report back to the village for any of our actions.

At least one meeting each year will be open to all residents of Co-ops and Condos in the Village to discuss any concerns that they may have.

The goals and objectives of these meetings are to share information from ONE BOARD TO ANOTHER, not managing agents, and to provide experts who can assist those of us involved in running these buildings, to be more effective and efficient in accomplishing our thankless tasks.
